The best choice in hardwood
Most of the beautiful floors we finish were already there — hiding under carpet in a 1950s Lakewood ranch, scarred by a floor heater in a Long Beach bungalow, worn grey in a 1923 Spanish colonial. We sand, repair, stain and finish them back to life.
Founded by Ray Hartley in 1984, we remain a small company on purpose: our own crews, honest written bids, and craftsmen who have been with us for more than twenty years. We will tell you up front what your floor can take — and what it can't.

Four rounds of sanding, careful stain work, and up to four coats of finish. Three days, and a 70-year-old floor looks like the day it was laid.
Vintage 1920s–1950s floors are our specialty — including the thin-sawn oak other companies turn away. We'll tell you honestly what one more sanding can do.
Floor-heater cutouts, pet stains, water damage, cracked boards. We weave in matched boards and blend custom stain so you cannot tell a repair was ever made.
Treads, risers and railings, built and finished to match the floors they meet. The hardest-working wood in the house, done once and done right.

The Process
Ray or Sam comes out — often the same day you call — and leaves a firm written bid. The price we quote is the price you pay. No upselling, ever.
Carpet out, damaged boards replaced, heater cutouts patched with matched wood. We protect cabinets, vents and the rest of your home before a single machine starts.
Up to four rounds of sanding, then stain blended on site — our color specialist mixes custom samples until the match to your existing floors is exact.
Two to four coats of finish, cleaned up daily, done on schedule. Ray calls after completion to make sure everything is exactly right.
